Reasons for the decision:

To make best use of the council’s housing assets.

 

This property is a two bedroomed first floor maisonette, over commercial premises. Due to its size, it would be likely allocated for family accommodation. However, it does not benefit from reasonable external space and there is no adjacent parking, which it is reasonable that a family would require. The property is situated above a restaurant which, when operating, has external exhaust fans from the kitchens which are noisy and can allow strong cooking smells permeate the property, it will prove difficult to let. The property is part of the HRA portfolio and has been used as general needs accommodation until recently when it became vacant.

 

Our current Asset Management Strategy states that we will dispose of isolated properties not suitable for social housing that will be more costly to manage and maintain and reinvest in properties more suitable. This will be more cost effective as these properties will be less costly to maintain operationally.

 

Alternative options considered:

This is the best option and the funds from the sale will be used to purchase more suitable accommodation for use as social housing.
